Fate City Council to decide 49-acre commercial rezoning; budget talks continue

The Fate City Council is poised to decide on a rezoning that would transform nearly 50 acres of agricultural land into a large commercial development just north of Interstate 30. The public hearing Monday will be the most consequential item on a busy city calendar that last week included budget workshops and steps to fill a council vacancy.

Commercial project on Memorial Parkway

On July 6, the council holds a public hearing and takes up a request to rezone 49.58 acres at Memorial Parkway between Greenbriar Road and I-30 from agriculture to planned development. The proposal envisions 258,580 square feet of commercial space. Council members will also consider two public drainage easements tied to a planned Ace Hardware and discuss potential changes to the downtown parking ordinance. An executive session is listed for an ethics complaint and City Attorney personnel matters.

Budget and tax rates previewed

During a June 22 budget workshop, the council reviewed a proposed Fiscal Year 2027 spending plan and property tax comparisons. Figures provided show a median home value of $348,542. The current estimated tax bill is $903.58; under the proposed rate it would rise to $1,078.56. The no-new-revenue tax rate would produce a bill of $1,054.05. No vote was taken. The workshop also previewed capital planning and emerging budget pressures. In an executive session, the council discussed economic incentives for a project labeled "Project Golden Gate."

Council vacancy and special election

The June 29 council agenda called for interviewing candidates and appointing someone to fill the vacant Place 1 council seat until a special election could be held. The agenda also included an ordinance ordering that election for Nov. 3, 2026, to fill the unexpired term ending May 2027. Rockwall County would administer the election. No minutes were available by press time, so final actions could not be confirmed. A proclamation recognizing the America 250 initiative was also scheduled.

Comprehensive plan launch

The Comprehensive Plan Advisory Committee met June 24. Its agenda included electing a chair and vice chair, receiving an introductory presentation from the comprehensive plan team, and breaking into small groups for a visioning workshop to identify community needs, desires and obstacles.
