BZA approved South Sixth Street variance; Pulte zoning amendment goes before Town Council on Monday

The Zionsville Board of Zoning Appeals approved a variance on July 1 to enlarge a non-conforming use at 10 South Sixth Street, the only decided item in the past two weeks. The 4-0 vote clears the way for expansion of a legally established use in the Urban Village Residential district.

Board of Zoning Appeals

The board voted unanimously to approve variance of use petition 2026-12-UV for the South Sixth Street property. No details about the specific use or the size of the enlargement were included in the meeting minutes.

Two other variance petitions – 2026-15-UV and 2026-16-UV – were continued to the board’s Aug. 5 meeting, also by 4-0 votes. The board additionally approved the June 3 meeting minutes unanimously.

Redevelopment Commission

The Zionsville Redevelopment Commission met twice on June 23. An executive session, closed to the public under Indiana law, was held for interviews and negotiations with industrial or commercial prospects. Later that day, the commission held its routine monthly meeting with an agenda covering April meeting minutes, the June tax-increment finance district report, vendor claims, and committee updates. Official minutes from both meetings have not yet been published, so no decisions were reported.
