Babylon Planning Board Defers Decision on Deer Park Dispensary Application

Planning Board Update
The reserved decision was the only action taken at the June 22 meeting (application HPLN-16). An upcoming Planning Board meeting on July 6 will hold a public hearing on a minor subdivision at 7th Street in West Babylon. The agenda also includes extensions for several previously submitted projects: a proposal to rezone Pinello Estates on Route 109 from G-Industry to MR-Multiple Residence to allow 14 condominium units; a new Dunkin' with drive-thru at Straight Path in Wyandanch; and two cannabis dispensaries — ZenLeaf at Gazza Boulevard & New Highway in Farmingdale, and Big Jule's at Long Island Avenue in Deer Park.

Zoning and Rental Boards
The Zoning Board of Appeals met on June 25 to hear seven applications, including a request to subdivide 237 51st Street in North Lindenhurst into two lots, variances for setbacks and building area at 344 Litchfield Avenue and 262 9th Street in Deer Park, a special exception permit renewal for Predatory Fins pet shop at 750 Montauk Highway in Copiague, and a sign variance for Nike at 152 The Arches Circle. Separately, the ZBA will meet on July 9 for eight residential variance requests concerning setbacks, lot sizes, and building area for new homes, decks, sheds, and pools at properties in Lindenhurst, Wheatley Heights, Amityville, and Deer Park.
The Rental Review Board will hold public hearings on July 8 for a new application at 1473 2nd Street, West Babylon, and a renewal at 1195 Great Neck Road, Copiague. A second Rental Review Board meeting on July 15 will hear new applications for 54 Tiber Avenue in Deer Park and 39 Arcadia Avenue in Dix Hills, along with renewals for properties on Park Avenue in Deer Park and Silver Street in West Babylon.
Accessory Apartments
The Accessory Apartment Review Board held a public hearing on June 30 for two new applications: Ariful Munsi at 221 14th Street, West Babylon (HAPT-2433) and Christina Hoffman at 11 Deauville Parkway, Lindenhurst (HAPT-7003). Renewals by affidavit did not require appearances.
On July 14, the board will consider three additional applications from Mavis Douglas and Elaine Watson-McGhee at 51 Poplar Road in North Amityville, Eric Schwarz at 99 South Bay Drive in Babylon, and Ankit Narula at 253 15th Street in Deer Park. The hearing begins at 6 p.m. in the Town Board Meeting Room.
