Board of Appeals
The North Beach Board of Appeals will consider two cases for vacation rental permits at 3936 5th Street and 9227 Dayton Avenue. The Zoning Director will present a report and findings on short-term rentals. The board will also approve minutes from the April 27 meeting.

Planning Commission
The North Beach Planning Commission will discuss and potentially decide on a change to the Accessory Dwelling Unit ordinance. The meeting also includes approval of minutes from the May 28, 2026 meeting.

Flood Committee
The North Beach Flood Committee will discuss ongoing projects including offshore breakwaters, the 7th Street pump installation, and green infrastructure. No decisions or votes are scheduled; the meeting is a discussion session only.

Town Council
The Town Council will consider adoption of the FY2027 budget (Ordinance 26-01) and a new fee schedule (Resolution 26-02). They will also discuss a non-binding referendum question on election polling locations and a zoning ordinance change to allow alternate members on the Planning Commission. A retirement proclamation and the sheriff's monthly report are also on the agenda.

Planning Commission

Town Council
The Town Council will hold a public hearing on the FY27 Council Operating & Capital Budget. They will also swear in Election Board members, receive reports from departments and the sheriff, and enter a closed session for legal advice and public security discussion.

Board of Appeals
The North Beach Board of Appeals will hear the Zoning Director's report on short-term rentals and rule on two vacation rental applications: Case 26-2 for 4039 8th Street and Case 26-3 for 4115 9th Street. Both are public hearings where the board will decide whether to approve the requested vacation rentals.
