Boardroom of the Village Hall on Tuesday, June 23 , 2026 , for the Regular Board meeting. The
meeting was called to order by President Tracey Mendrek at 7 :00 PM.

Police Chief Hutensky and Fire-Rescue Chief Berkowsky recognized Officer Ryan
Delichte , Fire/Medic Ryne Clement, Paramedic Liam Merrill, Fire/Medic Jim Philbin,
Firefighter Frank Cambria, Engineer Tim Murray, and Captain Mike Milks for the ir outstanding
efforts and teamwork on May 18 th , which resulted in saving the life of a victim who initially had
no pulse and has since made a full recovery .
VILLAGE PRESIDENT ’S REPORT
Village President Mendrek announced that long-time business owner Lucy Callahan sold
her business, Peachtree Place, to Monica Williams after 41 years and mentioned plans to
recognize her contributions to the Village at a future B

Resident Charlie Pick applauded the rezoning done last year by the Village . He asked the Board
to refrain from filing the TIF in June and advised them to slow down, review the TIF in
Kenilworth, conduct a public process, and be prepared to justify how establishing a TIF District
is necessary.
Dan Behr stated he was running for election to the Illinois House of Representatives . He strongly
urged the Village to oppose the proposed Illinois BUILD Act (Building Up Illinois Development
Plan) , a package of proposed bills introduced in February 2026 in the Illinois General Assembly .
Resident Beverly Smith said that she is Chair of the Northfield Village Caucus. She noted that
the Caucus had ratified a platform in 2024 . She stated that the platform encourages the board to

current fiscal year projections. The current projection was for revenues to exceed the budget by
over $880,000. He stated that the overage was primarily in the sales tax and home rule sales tax

Trustee Orth made a motion, seconded by Trustee Whittaker , to approve the Regular and Closed
Session Minutes from the December 2 , 202 5 , meeting . Upon a unanimous voice vote , President
Mendrek declared that the motion had passed .
Consideration of a Request from Bloomfield Development for Architectural Revisions to
the Approved Planned Unit Development at 405 Central Avenue
Jim Schueller from Bloomfield Development provided an overview of the proposed revis ions
from Space Architects + Planners for 405 C entral Avenue , highlighting changes from the
previously approved submission to the Plan & Zoning Commission . The architectural revisions

The Northfield Zoning Board of Appeals will hold a public hearing on Jan. 7, 2026. It will consider a Class I variation to reduce the south side yard setback at 423 Central Avenue to 5.75 feet for a generator. It will also consider a Class I variation to reduce the north front yard setback at 90 Meadowview Drive to 18.92 feet for a residential addition.

The Zoning Board of Appeals of the Village of Northfield will hold a public hearing
on Wednesday, January 7, 2026, beginning at 7:00 p.m. at the Northfield Village Hall,
First Floor Board Room, located at 361 Happ Road.
