✓ Decided: Planning Commission recommends two rezoning approvals to Town Council
The Marana Planning Commission recommended approval of two rezoning requests to the Town Council. The second, for the Marana and Wentz 74 property, would rezone 74 acres to R-4 residential with added conditions for larger lots and buffers. Thank you. Austin did a great job. Austin did a great job of summarizing, so I'm going to get into just a little bit more detail. And then after I speak, Pastor Chris Collins is going to get up and just speak for 30 to 60 seconds about the church to give you guys a little bit of idea about what the church is all about. So on this slide here, we see the site plan is on the left, and I'll go through that. Basically, it's one primary building that's proposed on the north side. It's a multi-use building. It's got a gymnasium area. It's got worship space. It's got a little bit of office space. It's got other meeting space. But primary function here is worship with a sports element. And Austin mentioned the 40 feet that we're asking for, which is, again, the only deviation from town code. That's the only reason I'm standing here today is because of the building height. And that is for, as he said, the volleyball height, ceiling height that's needed in a gymnasium. But acknowledging that an extra 10 feet isn't nothing, we went ahead and designed the building to stair-step up from lowest to highest, from west to east. So that on the west side, it will be 28 to 30 feet, which mirrors the existing zoning. And then the middle part will step up a few feet. And then the eastern part along Twin Peaks will actually be the taller part. That's going to be 40 feet at most. And so the idea there is that from the neighborhood to the west, when you're looking at the building, because of the stair …
