Mr. Brucker's timber is of high value in particular because of the proximity to the mills. Stallmaster Company that takes pine shavings, which is what we consider chip and saw, is only 17 and a half miles away. He basically goes through and tells them this is merchant able. It's valuable because it's location to the timber mills and everything. But they're saying who are not foresters, do not have fore ster degrees as far as I know. Do either of you have forester degrees? Neither one of you. No, okay. Neither one are professional foresters. Okay. So now we have a professional forester saying it's highly merchantable. He also manages 2,700 acres within three miles, not to mention it could be harvested with the next door neighbors or it couldn't. It's okay on its own. It happens all the time. 86% I believe is the number. I'm sorry. 56% of commercial timber is owned by private landowners in the state of Florida. It's not all Georgia Pacific or Greenwood products or whatever. It's private. It is private landowners like this, small and large. Either way, it produces an agricultural product. Master Gardener volunteers come in here to care for the plants, maintain the space, and make sure that our atrium continues to look inviting for everyone who walks through this fort house door. And this isn't something they just started doing recently. They've been caring for this atrium for more than 13 years. So think about that for a moment. For over 13 years, these volunteers have consistently shown up week after week, giving their time and effort to maintain the space that so many county employees and visitors get to enjoy. It's a great example of what our extension office is all about. And we provide education and opportunities to our people in the county. And they show what they've learned and make a difference in their own communities. Our Master Gardener volunteers take that knowledge and skills that they've gained through our extension program and put them to work in very practical, visible ways. And this courthouse atrium may seem small, but it represents something so much bigger. It represents years of dedication, community pride, and a willingness to give back without expecting anything in return. Their work helps create a more welcoming environment and a place where the residents come to conduct business, attend meetings, and access community services. Thank you. Good morning. Okay. routes that stop right in front on the Cortez frontage as well. The future land use is residential, and we are not requesting to change that. It will remain residential. The zoning is PDP multifamily, and again, we're not requesting to change that. This is just a master plan revision. I tried to show the offsite storm water and park that, again, Omar talked about. It's about 275 feet from our parcel separated by that storm water parcel to High Point Boulevard. All of the setbacks that are proposed are the same as what was in the previous application that the board reproved in 2024, and that includes a 50- foot setback to the west. Access will be from Rolling Rock Drive to two points to the east. The two-acre park to the north would be the stormwater and also meet the park requirement. We've not requested any deviations for parking. And then this is just a, we just have a couple renderings just to show the quality of build that Balsam Green provides. It's an affordable housing project that will be restricted for at least 30 years. And so these site plans may be modified at site permitting, but we just wanted to show kind of the quality. So to sum this up, we've got no change in future land use, no change in zoning district. We're just revising the master plan. So in the state budget this year, Hernanum County is receiving $750,000 to help with our match portion for $13.6 million we're actually going to be receiving federally for our taxiway and infrastructure project. Just a little bit background on this project. These funds will be used to rehabilitate the airport's in active runway into an active taxiway and extend water and sewer utilities across the airport's infield. Together, these critical infrastructure improvements will create development-ready sites capable of attracting new aviation, aerospace, advanced manufacturing, and other high -value economic development projects. This would not have been accomplished without the incredible work of our team moving forward with grants. I want to quickly thank Valerie Piazza, Steve Miller from the airport and economic development, as well as our procurement and grants team. We have Carla Roster-Smith, Aaron Briggs, and also Casey Stepp. They really came together to make this project happen, but this would have never happened, and we would have never received these dollars without our great legislators. You've got one, two, three, four commercial out parcels over a larger footprint of land than was originally vested for five. They actually had five total. So we're kind of expanding to allow for more buffering, open space with the additional drainage requirements. The deviations requested are a deviation on the setbacks from commercial way. So again, so you can kind of push things away from anything residential over here. And you can have more connection to US-19 and accessibility . And then I think we requested a deviation for the setbacks to hex them. But I actually think we're going to be able to exceed those now going forward. And then there is a request for a deviation instead of a 10 -foot buffer with a fence over here on Richmond Avenue. We're requesting a 5-foot buffer with a 80% to 100% opacity fence. County staff has required in one of their conditions to pave Richmond Road as the reverse frontage road for the property. There were some concerns about interfering with an existing frontage road for this property right here at the top. There was a variance that allowed for frontage road here.
