Zoning Board of Adjustment

ZBA hears variance for duplex at 349 Charles Bancroft Highway

The Litchfield Zoning Board of Adjustment will hold a public hearing on a variance request from Marc and Sandy Martel for property at 349 Charles Bancroft Highway. The request seeks relief from the minimum required building envelope area under Section 502.01 of the Zoning Ordinance, as the duplex on lot 49 requires 34,848 square feet but only 13,085 square feet are proposed. The board will also handle communications, approve minutes, and adjourn.

✓ Decided: ZBA grants variance for duplex lot subdivision at 349 Charles Bancroft Highway

The Litchfield Zoning Board of Adjustment unanimously approved a variance (4-0) allowing Marc and Sandy Martel to subdivide their 8.9-acre property at 349 Charles Bancroft Highway into three lots, despite the existing duplex lot having a building envelope of 13,085 square feet instead of the required 34,848 square feet. The board found all five statutory criteria satisfied, citing site constraints from a drainage ditch and utility easement. The meeting also introduced new Building Inspector Kenneth Daigle and deferred approval of prior meeting minutes.
