Bedford Boards Weigh Development Moratorium and Housing Proposals; No Decisions Yet on Record
Bedford's municipal boards weighed packed agendas this past week, covering a proposed development moratorium, multiple multi-family housing proposals, and municipal spending. Because minutes have not yet been published for any of the recent meetings, no official decisions are currently on the record. All items below were scheduled for discussion, public hearings, or review.
Town Board
The Town Board was scheduled to hold a public hearing on July 14 regarding a proposed six-month moratorium on new developments for properties exceeding 20 acres. The agenda also listed a tax certiorari settlement with Lakeover National LLC (GlenArbor Golf Club) for a refund of $47,198.76. Other items slated for discussion included the purchase of an Avant Sidewalk Machine for $123,653, a grant request of $400,000 to New York State for a vacuum truck replacement, and a stormwater maintenance and access agreement for 50 Old Corner Road.
Planning Board
On July 13, the Planning Board agenda featured a public hearing for a mixed-use development at 633-647 Old Post Road. The board was also scheduled to review site plans for 15 multi-family units at 150 Bedford Road and a 10-unit apartment building at 61-85 Adams Street. Additional items included a special use permit for an enclosed pickleball court at 270 Cantitoe Street and a waiver of site plan for a free-standing sign at 24 Woods Bridge Road.
Zoning Board of Appeals
The Zoning Board of Appeals was set to hear nine variance requests on July 9. Key proposals included a 15-unit apartment complex at 150 Bedford Road, which would require a floor area of 4,600 square feet versus a 4,000-square-foot maximum, and 23 parking spaces versus 26 required. Other variances on the agenda included a 12,300-square-foot barn addition to increase the number of horses from 19 to 24 at 145 Broad Brook Road, a 10-unit apartment at 83 Adams Street with 11 parking spaces versus 16 required, and a mixed-use dental office with two apartments at 64 Griffin Avenue, which would have 16 parking spaces versus 24 required. A variance for a wall sign with lettering taller than 12 inches at 84 Bedford Road was also scheduled.
Historic Commissions
Two historic review boards met on July 15. The Bedford Village Historic District Review Commission was scheduled to review a request from Benchmark Bedford Village / Geminola to replace existing Rivay signs with new black and white Geminola signs at 633-647 Old Post Road, while keeping previously approved moldings. The Historic Building Preservation Commission was set to hold a continued public hearing on an application from owners Manuel and May Bermeo to add a portico front door to a Tier I historic property at 732 Cross River Road in Katonah.
