Clinton councils and boards weigh annexations, industrial park, and downtown sign rules
Three Clinton boards met over the past two weeks to consider land annexations, a proposed industrial park, and downtown design standards. All three meetings were agenda-only — minutes have not yet been published — so the items below reflect what was scheduled for consideration, not confirmed outcomes.
City Council — July 6
The City Council agenda included a second reading of an ordinance to annex property at Trotters Trail and Derby Lane, identified as Tax Map 617-00-00-022. Council was also set to consider a resolution consenting to the inclusion of property in a joint county industrial park related to Project Diamond.
The agenda called for setting dates in the comprehensive planning process: a public hearing on August 11 and a council first reading on September 7. An executive session was scheduled to receive legal advice on personnel matters in the Police and Fire Departments.
Proclamations on the agenda recognized Parks and Recreation Month and Hebron Baptist Church Day.
Planning Commission — July 14
The Planning Commission was scheduled to consider annexing three parcels totaling 303.7 acres along Highway 56 South. The parcels are listed as TMS# 617-00-00-015, 617-00-00-016, and 617-00-00-028.
The proposal included rezoning the land for the Cambridge Farms development with zoning designations R-1, RS-2, RS-3, C-3, and A-R, intended to accommodate approximately 490 single-family dwelling units.
The commission was also set to review an ordinance amending the City of Clinton Zoning Ordinance regarding Single Family Residential in the R-MH district, and to conduct a preliminary review of the Creighton Ridge development.
Design Review Board — July 16
The Design Review Board agenda included a public hearing and decision on a Certificate of Appropriateness for a 111-square-foot wall sign at 100 Laurens Street for Anytime Fitness. The request sought variances for the use of purple color and internal illumination, which are not allowed under current standards.
Staff recommendations on the agenda called for approving purple in a small portion, limiting the sign to 80 square feet, and denying internal illumination.
The board was also scheduled to continue discussion of proposed amendments to the Design Review Standards covering maintenance and general upkeep standards, as well as visual gateways under Section 14. A worksession after the meeting was set to discuss potential modifications to the Clinton Downtown Design Standards.
