Fairlawn Boards Consider Dutch Bros Coffee, Subdivision, and Zoning Changes
Planning Commission
The Fairlawn Planning Commission met July 9 to consider a final subdivision plan and approvals for a new Dutch Bros Coffee restaurant with drive-thru.
On the agenda was a final subdivision plan for Phase 1 of a residential development at 3320-3340 W. Market St. The commission also took up preliminary site plan approval for Dutch Bros Coffee at 2781 W. Market St., along with conditional use approvals for a restaurant in the B-2 District and for a drive-thru service at the same location. Meeting minutes from June 11, 2026, were also slated for approval.
Minutes from the July 9 meeting have not yet been published, so the outcomes of these items are not confirmed.
City Council
City Council met July 13 to review several ordinances across multiple committees.
A public hearing was scheduled for Ordinance 2026-042, which addresses zoning regulations for accessory buildings and new vape and smoke shop rules. Other items on the agenda included:
- Ordinance 2026-043: right-of-way management and permits for streets and sidewalks
- Ordinance 2026-044: various appropriations
- Ordinance 2026-045: garbage and rubbish collection and disposal
- Ordinance 2026-046: council meeting procedures and public comment scope
The Committee of the Whole reviewed the same appropriations, right-of-way, garbage, and zoning ordinances. Minutes from the July 13 meeting have not yet been published, so no vote tallies or final actions are available.
Board of Zoning and Building Appeals
The Board of Zoning and Building Appeals held a public hearing July 16 at 6:30 P.M. to consider three variance requests:
- A variance for a deck at 162 Shiawassee Ave, set 23.5 ft from the right of way
- A variance for additional signage at Orange Theory Fitness, 2870 W. Market St.
- A variance for wall sign height at My Salon Suites, 2725 W. Market St.
Minutes from this meeting have not yet been published, so the board's decisions on these requests are not yet confirmed.
What This Means for Residents
The Dutch Bros Coffee proposal at 2781 W. Market St. and the residential subdivision at 3320-3340 W. Market St. could bring new development along the West Market Street corridor. The zoning ordinance under review would set new rules for accessory buildings and vape and smoke shops, which could affect where such businesses operate in Fairlawn. The garbage collection ordinance could change how residents dispose of rubbish. Council meeting procedure changes could affect how residents participate in public comment.
Coming Up
No upcoming meetings are listed for the next 14 days. Residents should check the city's official website for newly posted agendas and for minutes from the July 9, 13, and 16 meetings, which had not been published as of this report.
