Clifton Council, Boards Tackle Sewer Lining, Zoning, and Variances; Decisions Await Minutes
Clifton's municipal bodies met three times in the past week, but minutes have not yet been published, so no formal decisions are confirmed. The most consequential item on the agenda was a proposed contract for sanitary sewer lining, along with several zoning ordinances and a tax refund for a disabled veteran.
City Council (Aug. 18)
The City Council held a work session, closed session, and regular meeting on Aug. 18. The agenda included a vote on awarding a contract for the 2026 HUD-CD Sanitary Sewer Lining (R368-26). Also listed were ordinances to create Arts Center Fees (O8114-26), add Crooks Avenue to restricted parking streets (O8117-26), and two zoning ordinances on impervious coverage limitations (O8118-26 and O8119-26). A resolution (R380-26) would provide a 53% tax refund for a disabled veteran at 77 Demott Ave. No vote tallies or dollar amounts were included in the agenda.
Board of Adjustment (Aug. 19)
The Zoning Board of Adjustment heard new applications for variances and site plan approvals, and adopted resolutions for previously decided cases. New items included a request from Extech Building Materials at 206 Delawanna Ave. for demolition and construction of storage buildings, and a preliminary/final site plan and use variance from WareSpace Acquisitions for a warehouse at 50 Carol Street. Two cases were continued to Sept. 2: a conversion of 345-347 Crooks Ave. from a two-family to mixed-use (retail plus three residential units), and a new single-family home at 33 Phyllis Place. Resolutions were listed for approval of an Outfront Media sign modernization, denial of a garage expansion for Shahin Shahin, and approval of a house of worship for K'hal Bloomfield Ave. No vote tallies were provided.
Special Meeting (Aug. 12)
A special meeting was held solely to discuss International Cultural Day. The agenda included a public comment period but no formal action items.
Coming up
Planning Board – Aug. 27, 7:00 p.m., Council Chambers, City Hall. The board will consider a minor subdivision and bulk variance for PB Nutclif Master, LLC at 340 Kingsland Street; a site plan and amended subdivision for Chick-Fil-A, Inc. (continued to Sept. 24); a lot-line adjustment to combine 15 Lydia Place and 44 Lorraine Drive for Sarah Derhy; and an eight-lot subdivision of 20 Valley Road for PLJ Properties LLC. Formal action may be taken.
