Oakland Park code boards set to weigh $500K+ in fines; DRC reviews rooftop cinema, temple expansion
Code enforcement boards face heavy fine dockets
Oakland Park's code enforcement bodies had full agendas in late June and early July, with the Special Magistrate, Code Enforcement Board, and Building Safety Inspection Special Magistrate all scheduled to hear cases involving more than $500,000 in accrued fines. Minutes have not yet been published for any of these hearings, so outcomes are not yet available; the figures below reflect what was on each agenda.
Special Magistrate — June 29
The Special Magistrate was scheduled to hear 20 new code enforcement cases and consider certifications on previously fined properties. The largest single item was a certification hearing for a $200,250 fine at 150 NE 38 St (Parkcrest Apts) for permit violations. Other agenda items included:
- Certification of a $30,500 accruing fine at 370 NE 44 St (G A M E Investments Inc).
- Old business: an ongoing permit violation at 1990 NW 32 St with a $4,350 fine accruing.
- New cases including vacation rental violations at 4851 NE 13 Ave (SFF Group LLC) and a powerline zoning district violation at 3507 NW 10 Ave (Bays on 10th LLC).
The agenda noted accrued fines totaling over $300,000 across multiple violations.
Code Enforcement Board — June 29
The Code Enforcement Board was set to approve April 2026 minutes, hear two new cases, and certify fines on six properties. The largest certification was $266,600 in accrued fines for Bessie Ludwig at 4410 NE 15 Way, covering pool, trash, fencing, overgrowth, and accessory structure violations. Other items:
- Certification of $15,250 accruing fine for Tropic Oil Company at 1201 E Commercial Blvd (exterior surface maintenance).
- Certification of $37,600 fine for overgrowth at 2701 NW 18 Ter (Gloria Torres).
- New case: grass parking violation at 364 NW 46 St (Cassidy Leanne Payne).
- New case: business tax receipt violation at 2336 NW 30 Ct (JP Business Systems Inc).
Building Safety Inspection Special Magistrate — July 3
This hearing covered 14 new cases of unpermitted construction (cases SM26-021 through SM26-037, with two withdrawn). Cited work included unpermitted gates, enclosures, fences, driveways, windows, and interior renovations at addresses including 130 NE 51 Court, 571-573 NE 34 St, and 4400 N Dixie Highway.
Three compliance certifications were on the agenda with accrued fines totaling over $125,000:
- SM23-081 (87 NE 44 St): $88,750 in accrued fines at $250/day; owner Hinton Irrev Tr has complied after 355 days.
- SM26-005 (1650 W Oakland Park Blvd): $15,250 in continuing fines with no compliance date; owner SSC Property Holdings Inc.
- SM25-026 (3901 N Andrews Ave): $21,700 in continuing fines plus a $175 admin fee; owner Angel Flower Plaza LLC.
Old business case SM26-014 (3235 N Dixie Highway) continued to accrue $4,650 in fines for unpermitted window work.
Development Review Committee — July 2
The DRC held two agenda sessions. The first covered three site development and conditional use applications:
- Case CD26-05Z/CD26-06CU: Rooftop Cinema Club — conditional use request for an outdoor cinema and bar at 3333 N Federal Highway.
- Case CD26-08Z/CD26-09CU: Landscape Outdoor Storage Yard — conditional use request for outdoor storage at 3600 NE 5 Avenue.
- Case CD26-07Z: Florida Hindu Organization — site development plan approval for a new 3,382 sq. ft. multipurpose building at 3000 NW 29 Avenue.
The second session included Case CD23-34Z: a site development plan review for a 300 sq. ft. covered addition and spray booth installation at 1048 NE 43 Court, an autobody shop expansion in the I-1 Zoning District.
