Hermitage Board eyed subdivision plans, trail land acquisition, and drive-through hearing; minutes pending
The Hermitage Board of Commissioners held three scheduled meetings over the past two weeks covering subdivision plans, a multimodal grant application, land acquisition for a trail project, and a public hearing on a proposed restaurant drive-through. Minutes have not yet been published for any of the meetings, so no outcomes or vote tallies are available. The items below reflect what appeared on the agendas.
July 22: Work session and subdivision plans
The Board of Commissioners held a work session on July 22, 2026, at 6:00 p.m. that included a public comments period. Residents could address the board after providing their name and address. No formal decisions were listed on that agenda.
A second July 22 agenda covered subdivision and land development items:
- Final Consolidation Plan for Chandler Craythorn, Lot 1 — Ridgewood Drive / North Keel Ridge Road.
- Final Nine Holdings LLC Lot Consolidation Plan, Lot 1 — Quality Lane.
- Industrial Land Development Plan for the Colonial Metals Building Addition — Quality Lane.
- Resolution No. 11-2026, authorizing a Multimodal Grant application.
- Resolution No. 12-2026, authorizing land acquisition for the Hermitage Athletic Complex–Lorenwood Drive Trail Project.
Because minutes are not yet published, it is not confirmed which of these items were approved, tabled, or continued.
July 29: Drive-through hearing for Giavonna's Gourmet Coffee
The board scheduled a public hearing on a conditional-use application for a drive-through at Giavonna's Gourmet Coffee, 3287 Innovation Way. The application covers a new 2,657 sq. ft. restaurant. Applicants are listed as Phil and Ashley DeAngelo, Hermitage, PA 16148.
The proposed accessory use is permitted only as a conditional use in the B2 Business 2 Zoning District and must comply with Sections 310, 321.220, and 321.220A of the Hermitage Zoning Ordinance. The site plan requires drive-through lanes, menu boards, lighting, and pedestrian access areas. Under Section 321.220A, noise and lighting must not disturb neighboring properties. The board may attach conditions after review and based on the Planning Commission's recommendation.
No outcome is available because minutes have not been published.
