Roseland boards weigh road bond, 325-unit housing plan, and zoning appeals
Over the past two weeks, Roseland's zoning, council, and planning boards met to consider a range of proposals, including a $288,000 road bond, a 325-unit mixed-use complex, and four zoning variance appeals. Zoning Board of Adjustment (Aug. 10)
The Zoning Board's agenda included four variance appeals, two carried over from July:
- **Appeal 26-07** – Bellino, 20 Lincoln St., seeking a C variance for 37.83% improved coverage (35% allowed) for a driveway expansion.
- **Appeal 26-06** – Sedrak, 40 Lincoln St., requesting five C variances for 58.3% coverage, driveway and pool patio setbacks, and shed placement.

The Council's agenda included public hearings on six ordinances and introduction of six more. Key items:
- A bond ordinance for the 2026/2027 road project, appropriating $288,000 and issuing $273,600 in bonds.
- An ordinance appropriating $409,456 for improvements to Old Eagle Rock Avenue and Park Street.
- An ordinance to repeal and replace the non-union employee salary ordinance for 2026.
- A resolution approving a $104,750 engineering proposal for Trestle Bridge Rehabilitation.
- A resolution awarding a $38,173.40 bid to Diamond Construction for 2024 CDBG Sidewalk Improvements.

Planning Board (Aug. 17)
The Planning Board's agenda listed two major site plan applications:
