All right, we'll go ahead and get started. I just want to reiterate what staff just said that attendees participating by phone, please keep yourselves muted. And please note that since we're the work session only and that we do not take any public comment nor any official actions during our work session. So we will not be calling on anyone and we will not be taking any public comments. So please remain muted. I guess that also kind of goes into my communications. So happy 4th of July week and upcoming 4th of July. Happy 251.50 World Cup win last night. So lots of exciting things. I also wanted to note that this is Commissioner Slattery, Andrew Slattery's last work session. Oh, thank you. Luckily for us to be more of a meeting. No, honestly, you've been such a great mentor to me and I think to many others on this commission. You've been a longstanding and well-serving member and I'm really sad to see you go. So onward. Onward. Term limits. Yeah. And we can try to pass some of the things. Yeah. Well, thank you again for everything. And then also welcome to our new commissioners. I think Kevin and I both talked about that last meeting, but Aaron Egbert will be our new voting member who'll start in August after Andrea's term. That's correct. And then Daniel Way is also an alternate. I don't think it's either here. And then Henry Wright-Liesner who is here with us today as our second alternate. So I think we've got a full agenda and lots to talk about. So Kevin, I'll give to you f …

All right, we're going to go ahead and get started. Good morning, everyone. The Colorado Springs City Planning Commission public meeting for June 10th, 2026 is now called to order. The Planning Commission is comprised of nine members appointed by City Council to review various development applications and proposals. Planning Commissioners are community volunteers with expertise across a wide variety of areas. Each commissioner acts independently and carefully assesses all the information and evidence presented to make their decision. The city planning staff facilitate the process for applications. This commission reviews those applications and proposals governed by city code. Some applications require the Planning Commission to be the final decision authority, and for others, the Planning Commission is a recommendation body to the City Council. Throughout the hearing, we will require that everyone conduct themselves respectfully, understanding others may have different views from your own, and disrespectful words or actions speaking out of order or when not recognized will not be tolerated. For items presented on today's agenda, the city planning staff will give a presentation on the application, followed by the applicant, who will have 30 minutes to present the details of their application. Public comment will be taken after the presentation, starting with comments in support of the application, followed by public comments in opposition. Each citizen will have three minutes …
