stated that he specifically did not review this permit but that the accessory structure's height had

Special Magistrate Ryan Knight reviewed the below cases. No one was present for these cases and
the Code Officers presented their cases for the record. Pursuant to Section 10-348 and 10-345
subparagraph C11 of the Code of Ordinance and the statement that appears on the respective
citation issued that failure to appear at the hearing means the alleged violator has waived any right
to contest the violation(s) and that an order can be made for the maximum applicable penalties that
include but are not limited to administrative costs, fines, daily fines and liens. Special Magistrate
Ryan Knight finds the below properties in violation of the said Section(s) and orders the staff
recommendations.

2nd Reading - Ordinance No. 2026-O-10: Request for a small scale comprehensive
plan amendment for 1711, 1715, and 1717 Edgewater Drive from Commercial to
Medium Density Residential.
Mr. Solstice provided the staff report and the City's recommendation.
Chair Kennedy opened the public hearing.
Joey Posey, representing the applicant, explained why they are requesting an amendment.
Mr. Andrejkovics questioned why City Council rejected the project last year. Mr. Solstice explained it
was because of zoning issues, and that the neighbors are also being rezoned to negate spot zoning.
Chair Kennedy closed the public hearing.
A motion was made by Mr. Hatcher, seconded by Mr. Fisher, to send a favorable
recommendation for CPA-2602 to City Council. The MOTION was APPROVED by the
following vote:
