1. The minutes for the April 9, 2026 Rent Leveling Board were approved.
2. Landlord/Tenant issues:
1. 688 Passaic Avenue – A tenant called to say that the new owners wanted
to increase their rent to $2,000 per month which would be in violation of
the Township code. He was advised to refuse the new lease telling the
landlord that it was in violation of the code and send any correspondence
with the rent in violation of the code to the rent board for further action.
2. 94 Park Avenue – several tenants attended the meeting to present a list of
issues to the Board. The Board attorney was instructed to send a letter to
the landlord advising him of the complaints. Furthermore, the landlord is
to be notified that an annual report for the security deposits must be sent
to each tenant (per state law). Any violation of the law could result in
significant fines.
3. Each Board member reported that they filed their disclosure statement.

The Nutley Board of Commissioners will hold public hearings on three ordinances, including a $1,030,000 appropriation for garbage and recycling carts, a tobacco/hemp sales regulation, and a cap bank ordinance to exceed budget limits.
