South Miami meetings outline sewer project, park improvements, and Bird Road zoning proposals
South Miami's City Commission, Design Review Board, and Planning Board each met over the past two weeks, with agendas covering millions in infrastructure contracts, several construction reviews, and proposed land-use changes along Bird Road. Minutes have not yet been published for any of the three meetings, so what follows reflects what was on each agenda — not what was ultimately decided.
City Commission — June 30
The City Commission agenda included several construction contracts and the 2026 South Miami Charter Review Committee's final report. The largest item was a proposed contract for the Phase II Septic to Sewer Improvements project at $6,670,067.00. Also on the agenda:
- South Miami Park parking lot improvements contract: $1,107,029.00
- Stantec Consulting Services Inc. project management services: $169,178.00
- SRS Engineering, Inc. construction phase services: $200,465.28
- An update to building permit, plan review, and inspection fees
The commission was also scheduled to establish qualifying dates for the November 2026 general election. Because minutes are not yet available, it is not confirmed which contracts were approved or whether the fee update was adopted.
Design Review Board — July 7
The Design Review Board agenda listed five development and construction reviews across the city:

- Late Stage Coordination Review for 5959 SW 71 Street & 7090 SW 59 Place
- Tentative Plat for 6800 SW 62 Avenue
- New Construction (Two Story) at 5975 SW 80 Street
- New Construction (Two Story) at 5979 SW 58 Terrace

Planning Board — July 9
The Planning Board was set to consider several applications from Bird 58, LLC involving properties at 5800 Bird Road and 5801 SW 41 Street. The agenda items included:
- An amendment to modify the "Mixed-Use Commercial Residential" description in the Future Land Use Element
- A change of designation for 5800 Bird Road and 5801 SW 41 Street to "Mixed-Use Commercial Residential"
- A change of zoning for 5801 SW 41 Street from "RS-4" Single-Family Residential to "GR" General Retail
One item — the replatting of a city block on the west side of SW 62nd Avenue for a project called "Med Square" — was listed as deferred.
Because minutes are not yet published, it is not confirmed whether the Planning Board recommended approval of any of the Bird 58, LLC items. The proposed zoning change for 5801 SW 41 Street, if advanced, would shift that property from single-family residential to general retail.
