Wilson County boards take up rezoning, funding and variance requests
Three Wilson County boards met over the past week with agendas covering commercial rezoning appeals, county funding resolutions, and a range of variance and use requests. Minutes have not yet been published for any of the meetings, so the outcomes of the items below are not yet known.
County Commission (Aug. 17)
The County Commission held public hearings on two rezoning appeals that were forwarded with negative recommendations:
- JAMS Investment Group appealed to rezone 1.78 acres at 5780 Hwy 109 N from C-3 to C-2.
- Tanner Puckett, on behalf of owner James Westmoreland, requested rezoning 7.02 acres at 65 & 85 Rutledge Ln from A-1 to C-2.
The agenda also included 14 resolutions, among them:
- Resolution 26-8-1: Approve a grant to WEMA for a new ambulance.
- Resolutions 26-8-3 through 26-8-9: Appropriations to WEMA, County Attorney, Solid Waste, Tourism, and the Ambulance Fund.
- Resolutions 26-8-10 through 26-8-12: Lease agreements for Youth Services, Property Assessor, and Probation departments.
Board of Zoning Appeals (Aug. 20)
The Board of Zoning Appeals met to hear eight cases, including:
- Case 4421: Variance for a shed setback at 3893 Coles Ferry Pike.
- Case 4422: Construction noise variance for a 60-acre site at 2525 Lone Oak Road.
- Case 4424: Refund request for Adequate Facilities Tax and basement square footage at 2760 Rocky Branch Road.
- Case 4426: Plumbing business use request at 9880 Cainsville Road.
- Case 4428: Two variances for rear yard setbacks at 2101 Nonaville Road.
Other cases were also on the agenda, but details were not provided in the summary.
Planning Commission (Aug. 21)
The Planning Commission held a public hearing on several rezoning requests, including:
- Rezone 2.8 acres at 3303 Murfreesboro Rd from A-1 to C-3 (Highway Commercial).
- Rezone 1.71 acres at 2273 Harkreader Rd from R-1 to R-2 (Suburban Residential).
The commission also reviewed a Master Plan amendment for the 406.81-acre Cumberland Oaks Subdivision (Bates Rd/Estes Rd/Chalford Pl), a site plan for a Verizon tower modification at 10084 Sparta Pike, and a final plat for 2 lots at 7678 Franklin Rd.
