Contra Costa County Zoning Administrator
Zoning Administrator to hear 19-lot subdivision with affordable units in Walnut Creek
The Contra Costa County Zoning Administrator is holding a continued public hearing on a vesting tentative map for a 9.83-acre subdivision at 1125 North Gate Road in unincorporated Walnut Creek. The applicant, Andy Byde, on behalf of owner CoJam, LLC, proposes 19 single-family lots, with three lots restricted for very low-income households. The project seeks a density bonus and multiple waivers and concessions under state law, plus a tree permit to remove 34 protected trees. The hearing was continued from August 17, 2026.
- Subdivision of 9.83 acres into 19 lots, ranging from about 3,597 to 63,670 square feet
- Three lots (17-19) restricted for sale to very low-income households, triggering density bonus request
- Waivers sought for setbacks, lot size, and other standards, including North Gate Specific Plan deviations
- Tree permit requested to remove 34 code-protected trees and work within dripline of 13 more
- Grading of approximately 34,700 cubic yards of cut and 34,700 cubic yards of fill
