Belleair Special Magistrate to hear three variance requests
The Special Magistrate will hear and decide on three variance applications for properties at 417 St. Andrew's Drive, 230 S Garden Circle, and 7 Eastwood Lane. Each involves proposed construction or modifications requiring zoning relief. Public hearings are included.

- Variance 26-0034: 230 S Garden Circle
- Variance 26-0035: 7 Eastwood Lane
zoningvariancespropertyhearingsspecial-magistrate
✓ Decided: Two variance requests denied, third continued for 30 days
The Special Magistrate denied two variance requests (417 St. Andrew's Drive and 230 S Garden Circle) and continued a third (7 Eastwood Lane) for 30 days due to unclear code interpretation. The first denial was for a retention wall where the applicant failed to prove hardship; the second was for a new home where the magistrate found the minimum-variance criterion unmet. The third case was continued because the magistrate questioned whether the proposed patio even required a variance under the town's setback definitions.
- Denied variance for retention wall at 417 St. Andrew's Drive (criteria not met)
- Denied three variances for new home at 230 S Garden Circle (criteria 4 not met)
- Continued variance for patio at 7 Eastwood Lane to July 1, 2026 hearing
