The Board of County Commissioners will consider a series of consent agenda items, including contract awards, budget amendments, and resolutions. The Board will also hold a budget work session and receive updates on benefits, wellness and employee recognition.

Code Enforcement Special Magistrate

The Code Enforcement Special Magistrate will review five new violation cases and two lien‑reduction requests. For each new case the magistrate may issue an order with daily fines ranging from $250 to $500. The magistrate will also consider a request to lower a $187,850 lien to $1,000 and a request to waive a $51,800 lien and $762.76 in administrative costs.

Development Review Committee

The Development Review Committee will consider a series of pre‑applications and site‑plan proposals, including a large multifamily apartment complex, a subdivision, a distillery rezoning, and several commercial site plans. Each item will be discussed for up to 20 minutes unless otherwise noted. The committee will receive public comments on each proposal before making recommendations.

Planning and Zoning Commission

The Seminole Planning and Zoning Commission will review several public‑hearing items, including a major amendment to rezone a 17.23‑acre site on the south side of Orange Blvd for a 144,000‑square‑foot commercial‑industrial flex space. Other items include a rezoning request for a 70‑unit townhome development on Tatra Street, a special exception for Mission BBQ to obtain an alcohol license near a school, a special exception for a 143‑foot communication tower on Kentucky Street, and a rezoning amendment for outdoor storage at the Isola Retail Planned Development. Each item will be considered under Florida law with allotted public comment time.

• Tatra Townhomes rezoning request: change from A‑1 (Agriculture) to R‑3A (Multiple Family Dwelling) for a 70‑unit development on ~11.97 acres west of Tatra St, north of W Chapman Rd (continuance requested to Aug 5 meeting).
• Mission BBQ special exception: permit alcohol license within 1,000 ft of a school for a restaurant on 0.57 acre south of W Lake Mary Blvd, east of Sun Drive.
• Kentucky Street special exception: approval of a 143‑ft communication tower and four variances for separation distances on the north side of Kentucky St, ~1,700 ft east of Skyway Drive.
• Isola Retail PD major amendment rezoning: modify Planned Development to allow outdoor storage at Building 2 on ~3.25 acres west of Longwood Lake Mary Rd, 300 ft north of Ronald Reagan Blvd.
• Sanford Commerce Center amendment and rezoning: change Future Land Use Map from Commercial to Industrial and rezone Planned Development for a 144,000‑sq‑ft warehouse on ~17.23 acres south of Orange Blvd, ~½ mile east of Oregon St.

The Planning and Zoning Commission voted 3-1 to deny a special exception and variances for a 143-foot communication tower on Kentucky Street, citing failure to meet separation distance criteria. The commission unanimously approved a special exception allowing Mission BBQ to serve beer and wine within 1,000 feet of a school, and also approved a rezone for the Isola Retail PD to allow outdoor storage. The Tatra Townhomes rezone was continued to the August 5 meeting.
