The Public Safety Technology Task Force will hold its initial meeting to introduce members and elect a Vice Chair. The first is section 1201 regarding conditional development. I'll just read how it was changed. Whenever any application for a zoning change is accompanied by or supported by specific plans and designs for a particular development and use, the Mayor and Council, after a public hearing as provided in section 1504, may approve such zoning change with the condition that the property be developed in accordance with the specific plans and designs. The property may then be rezoned to the appropriate category as specified in this City of Smyrna Zoning Ordinance as conditional in that category. And the city will issue a building permit for the development of such a facility only if the submitted plans are strictly adhered to. The City shall be authorized to impose additional conditions upon approval of a conditional zoning proposal that it deems appropriate after weighing the interests of promoting public health, safety, morals, or general welfare against the right to unrestricted use of the property. There was a section that was, uh, deleted, and all 17 conditions were removed. B26-075 to reduce the front setback from 35 ft to 23 feet. B26-076 to reduce the northern side setback from 10 feet to 8.4 feet. B26-077 to reduce the southern side setback from 10 ft to 4.6 feet. And then lastly, B26-078 to reduce the driveway setback from 5T to 4.5 ft. I'll go ahead and read out through um all of these and then you'll vote on each one separately. Keep in mind that the stipulations at the end will apply to each of these variances. So, this property um is located on Frasier Street and was platted back in 1954. So, our current zoning ordinance wasn't implemented until 1974. So, this was well previous to our our current regulations today. Good morning, Caitlyn Crow, Community Development. Um, as you just read out, this is B26-072 to reduce that southern side back um, side setback from 12 feet to 10 and 1/2 ft. So, this property is over on Cloudland Drive in the Bennett Woods subdivision. Um, and does have an existing single family home on the property with a stream buffer and an existing 20ft sanitary sewer easement in the far rear of the property. The applicant is looking to fully renovate the existing home um including some interior remodeling, a front porch addition, a garage edition in the front, and an addition in the back. So, this will be a complete renovation of the home. The existing home was built back in 1969 and currently encroaches into the southern side setback by about two feet. The applicant is looking to extend the addition in the back nearly in line with that property, but to keep the minimum varianc …
